Kingsgate Design & Build was founded by Steve Mendieta as a passion project. His construction journey began with a 10,000-square-foot brewery he built in Kings Mountain, North Carolina—a creative and hands-on experience that sparked a lifelong passion for design and development.

After earning an Economics degree from The University of North Carolina at Chapel Hill, Mendieta began his professional career in 2000 as a Certified Financial Planner with Principal Financial Group and later Smith Barney, managing the portfolios of high-net-worth investors. In 2009, he launched his own firm, SRM Capital Resources, Inc., and partnered with Caught In The Web to build a thriving Amazon supply chain operation.

In 2012, as a side venture, Mendieta raised $5 million in private equity to construct a brewery and launch a beverage brand that was ultimately distributed through Miller-Coors and Anheuser-Busch. Acting as general contractor, he managed the full construction of the facility, which had an annual production capacity of 4 million gallons.

As Caught In The Web scaled successfully, Mendieta turned more attention to real estate investment and development. In 2018, he began purchasing and renovating properties in Charlotte and Hilton Head Island. In 2021, he broke ground on a distinctive project—1 Sea Front Lane at Burkes Beach in Hilton Head. Personally designed by Mendieta, the home was built as a “lock-out” rental: the second floor, one garage, and the pool were designed for Airbnb guests, sleeping 14 across five bedrooms, while the third and fourth floors were kept private for his own family and close friends

This creative structure allowed the Mendieta family—his wife Amanda and children Bella, Gus, Max, and Vivi—to enjoy the beach lifestyle regularly while generating passive income from short-term rentals. The home quickly became a beloved getaway spot for making memories and hosting friends.

With Amazon operations continuing to thrive, Mendieta has expanded his real estate efforts with several high-end renovations and new construction projects across Charlotte and Hilton Head. Some properties have been kept as vacation rentals, while others have been extensively renovated and sold. His long-term vision is to continue building new homes on Hilton Head Island and thoughtfully restoring older ones—preserving the original charm and cachet that give the island its timeless appeal.
